There is a 20 acre lake (Uncle John Creek Site 11 reservoir) maintained by the Army Corp of Engineers and managed by the Oklahoma Water Resources board.  The lake is available for all uses.  The property has a dilapidated 2 story building that the seller chose to use for storage.  It could legitimately be viewed as a non-useful structure and removed. Downstairs is storage only with some work benches.  Upstairs has been organized as a place to sit and watch TV but this is an individual choice of the owner and is not represented as a use of this building.  Many of the boards in the balconies are rotten. The owner was told by the previous owner that the lakeside will flood about every 4 years to the level that would cover a few inches of the downstairs floor. The downstairs floor has been damaged due to water. Only one electrical socket in the downstairs works. There is a functioning well on the property.  The well pipe extends approximately 10 ft above ground level to protect the well from flooding.  The neighbor to the North as used this well for their residential water for a long period.  The neighbor pays the electricity bill for the well (on separate meter) and would do any repairs since the owner has little need for water on the property.  There is one outdoor spigot.
